All new building work falls within a set of planning control guidelines.
Apart from the special considerations that apply to all listed
buildings, works are regulated according to their scale and
location. The main instruments are the Building Act 1984, the Building
Regulations 1991 and Approved Documents A to N. There is also a
separate Regulation 7. In addition there is the Party Wall etc.
The Fire and Building Regulations Procedural Guide (Part B) deals with procedures
for building work to which the Fire Precautions Act 1971 applies.

Town Planners in the Public and Private sectors belong to. Its
responses to new Government Planning Initiatives are available
on its website. The Land
Registry provides information on land ownership, recent transaction

Failure to comply with the Regulations may lead to a fine of up
to £5000 and if the works are not corrected the Local Authority
has powers to carry out and charge for remedial work.

on houses and blocks of flats.
